A/C Not Cooling?

  • Have you checked the filter?
  • Have you checked the breaker?
  • Are all of the windows and doors closed?
  • Is the thermostat set on cool and the fan set on auto?

If it is set to cool too many degrees too fast, the unit may be frozen. Turn the thermostat from cool to off for 3-5 hours. Afterwards, turn back to cool and set the temperature to 78 degrees. Gradually lower the temperature 2 degrees at a time, allowing the system to turn off before setting cooler.

Should you find all of the above ok, call us and we will contact a service technician

No Hot Water

  • Have you checked the circuit breaker?
  • What appliances have you used recently?
  • How many showers have been taken recently?

If the breaker is ok and there was not a lot of hot water used recently, call us and we will contact a service technician.

Toilet Clogged

  • Have you tried plunging?
  • Has anything accidentally dropped inside of it?

If plunging did not work, call us and we will contact a service technician.

Refrigerator/Freezer Not Cooling

  • Have you checked the circuit breaker?
  • Have you just filled the appliance with several warm items?
  • What are the fridge/freezer settings on? The must both be on MID settings to keep cooling equally.
  • Is there air coming from the fridge at the top/back?

If all have been checked, call us and we will call a service technician.

Garbage Disposal Not Working

  • Have you checked the breaker?
  • Have you checked the reset button on the bottom of the disposal?

If all have been checked and still not working, call us and we will call service technician.

Tenant Lockout Procedures

If you are locked out during normal business hours M-F 8:30 am to 5:00 pm you are welcome to pickup a key at our office by providing photo ID that you are a current lease holder of the property. Keys must be returned within 24 hours of picking them up. If the lockout occurs after business hours or over weekends you must contact a qualified locksmith to get into the property. Any and all damage associated with the lockout will be billed to the renter. We do not consider a resident lockout as an afterhours emergency for our staff or contractors.

Rental Qualifications

  • Credit score for all applicants and occupants over the age of 18 must meet a minimum credit score of 600 with our preferred credit agency.

  • Verification of employment sources and proof of income .
  • Rental references
  • No co-signors accepted not planning to live in the residence
